Off-the-plan acquisitions can be powerful — they lock in tomorrow's asset at today's price, with full depreciation and minimal early maintenance. They can also be ruinous when due diligence is shortcut.

Builder solvency, sunset clauses, valuation risk, and finance pre-approval at settlement are non-negotiables.
